How much does a new pool cost in Los Angeles?
In 2026 most new custom gunite pools we price land $125k–$400k all-in for construction on typical LA lots. A plain 16×32 with spa is often $195k–$285k when access is normal and the yard isn't moving mountains. Vanishing edge, big decks, or engineering-heavy hillsides run $325k–$650k+. That money is shell, plumbing, tile, plaster, equipment — not the city's permit check, soils driller, Title 24 paperwork, utility upgrades, or HOA deposits; those line out separately by city.
How long does pool construction take?
From signed contract to water you can swim in, most jobs fall 12–20 weeks. Rough split on a typical LA build:
  • Permitting: 4–8 weeks (longer in Beverly Hills, Malibu, some coastal towns)
  • Excavation through gunite: 2–3 weeks
  • Tile, coping, deck: 3–4 weeks
  • Plaster, startup, cure: 2–3 weeks
Big estate or hillside projects add time. Our rolling average lately is about 14 weeks permit to swim on standard scopes.
Do I need a permit, and who pulls it?
Yes. New shells need a building permit from LADBS or the local building department (Santa Monica, Beverly Hills, etc.), plus electrical and plumbing permits. Bad soils or retaining walls can trigger engineering and a soils report. We pull everything — you sign what we put in front of you; we chase the city.
What's the difference between pool remodeling and pool resurfacing?
Resurfacing is interior finish only — chip or drain, prep, new plaster/pebble/quartz. Usually a week or two out of service. Remodel can mean resurfacing plus tile, coping, deck work, equipment, spa adds, sometimes reshaping — plan on a few weeks to a couple months depending how far you go.
What's included in your project quote?
Our proposals spell out design, permits, excavation/haul, steel and gunite, plumbing and electrical, tile and coping, plaster, deck to an agreed square footage, Pentair pump/filter/heater/salt if in scope, IntelliCenter, LED lights, startup chemistry, a walkthrough, and a year of water checks where included. Anything past that gets a change order before we do the work.
Do you offer financing?
Yes. We partner with HFS Financial and Lyon Financial for pool loans from $25,000 to $500,000, terms up to 20 years, APRs starting at 7.99% (subject to credit). Many clients also use HELOCs or construction loans rolled into their new-build mortgage — we'll coordinate with your lender directly.
What warranty do you offer?
Structural coverage on the shell; 5 years on plaster, tile, coping; equipment follows Pentair/Jandy/Hayward factory terms. The warranty that actually matters is whether we're still answering the phone in five years — we are.
Are you licensed and insured?
Yes. Oasis Pool Company is licensed by the California Contractors State License Board (CSLB), fully bonded, and carries $2M general liability insurance plus full workers' compensation coverage. We furnish certificates of insurance on request.
Will my pool work with my new-construction home schedule?
Roughly half our work ties to new houses. Best case we shoot shell while the house is still open, then finish deck and plaster in the last couple months before CO. We sync directly with your GC so you're not fighting two schedules. Done right, you're filling water around move-in.
